Why Whitefield is among Bangalore's preferred localities
Whitefield in East Bangalore rode the IT boom wave that began nearly two decades ago. Home to IT parks and other industries, the area mainly attracts IT/ITeS professionals, along with others - having become a vibrant suburb of Greater Bengaluru. With housing available to suit every budget and decent social infrastructure in the vicinity, it is a preferred locality for living as well as buying property for investment.

Two four-lane roads connect Whitefield to the Bengaluru City Centre: Whitefield Road via Mahadevapura and Varthur Road via Marathahalli. The international airport in Devanahalli is about 50 km away, connected to Whitefield by a state highway as well as a national highway. The Whitefield railway station is 5-km away. Flyovers, Outer Ring Road (ORR) and the 8-lane Peripheral Ring Road are all under construction and expected to further improve connectivity.

The Metro Rail project work - extending from Byappanahalli to Whitefield – will begin soon and connect the locality to other areas in the city. These developments will add to the area’s growth prospects. BMTC currently already provides efficient connectivity between prominent locations within Whitefield.

The area is home to several large companies such as HCL, HP, Accenture, CapGemini, Tata Elxsi, ITPL, Hindustan Unilever and also Brigade Tech Park, Bhoruka Tech Park, etc. The presence of big shopping malls like Forum Value, Phoenix Market City, Inorbit Mall, Park Square Mall and others add to the vibrancy, as also convenience for residents.

Some reputed builders in the area are Prestige Group, Umiya Builders and Developers, BSCPL Infrastructure Ltd, Mahaveer Group, SBR Group, etc. Housing units are available in all price segments - from middle to luxury and 2-3BHK apartments to villas. However, the hallmark of Whitefield is the affordable residences, with projects offering better amenities and bigger unit sizes. The locality average price is Rs 4,000-6,000 per sq ft.

There are developers, however, offering better amenities at the same price, or even lower. Bollineni Silas in KR Puram, for instance - one of the projects by BSCPL Infrastructure -- offers 2 and 3BHK flats in the range of Rs 41-72 lakh.

Despite a lower rate, the amenities offered are at par with any premium gated community, including a clubhouse, amphitheatre, nanny's corner, palm avenue with seating, gazebos, fountains, skating rink, jogging track and so on.

Says BSCPL's CEO (Real Estate, India), TV Manjunath: "We build for the end-user and our main consideration is his comfort. Our projects are full of greenery - 'Silas' means woods – because we wanted the place to be relaxing and there are also exercise and entertainment options. We chose this location for its convenient connectivity and social infrastructure: eighty percent of a project is a success because the location is good. And importantly, we are going to deliver on time, because we value the consumer's time and patience." Possession in Bollineni Silas is scheduled for June 2018.

The movement of civic infrastructure growth has been slow in the area, but with residents rallying actively with agencies for bettering the situation, things are expected to improve steadily. For now, there are hardly any reasons to not buy in Whitefield!
